| La Moja is a pretty cottage set in a rural location which benefits from stylish, comfortable furnishings. On one floor, the cottage has airy, high ceilings to keep you cool in the summer, yet snug in the winter. The sitting room has a ceiling fan. There are two double bedrooms with en suite shower rooms with WC's. The sitting room iis an ideal place to relax with its sofa, armchairs, fireplace and selection of DVDs. Alternatively the veranda is perfect for eating outside under the shade . Long lunches, candle lit dinners under the wonderful starlit skies. A tranqiuil place to enjoy morning coffee , cocktails and sundowners. The hand built kitchen is very well equipped with a gas hob, electric oven, dishwasher and elegant granite work tops. There is a dining table with upholstered comfortable chairs. There is a Bosch washing machine siutated in the 2nd bedroom. |
| HOUSE MANAGEMENT - PAYMENT - BOOKING WITH ITALIAN IDYLL Utilities, Arrival and Departure Clean, Welcome Basket, Pool Cleaning, Gardening, Linen, All Towels, Basic Larder and Sundries, House Manager for Help in an Emergency, included. Weekly Management by House Manager Speaks Italian - English Payments 30% of Total Payable on Booking for 1 week stay. Direct to Owner 25% on Booking for 2 week Stay 20% for 3 week Stay. Remainder due 9 weeks before arrival day. If booking within 9 weeks of arrival the total booking rate will be due. A Security Deposit is requested before 2 weeks of arrival - by bank transfer The payee is responsible to pay this within time, to notify the agency when done and t provide bank details to ensure its prompt return. No entry is allowed without the full security deposit. In the unlikely event of substantial damage or breakage occurring the tenant must notify the house managers immediately. There is a full house instruction booklet at the house - if required the agency will email you a copy prior to arrival along with driving directions. The house is strictly non smoking inside and in all but the designated areas. The security deposit can be withheld if guests smoke in areas not designated - including dropping butts. Pets allowed on prior agreement - but an extra cleaning charge of 50 euros will be charged . Mid stay cleaning- Extra cleaning on request. A restaurant guide will be left at the house - along with local information. Arrival after 3.30 pm - unless on prior arrangement. Departure is strictly before 10.00 am. | The cottage is within the breathtaking Sibillini National Park and only a short drive from neighbouring hilltop towns: these beautiful towns are steeped in history, have weekly markets, shops, stores, bars, banks and restaurants. The mountain loch Lake Fiastra is about 30 mins away for spectacular swimming or the azure Adriatic coast is 45 mins in the opposite direction. There are plenty of opportunities locally to make the most of the fantastic natural beauty of the area with Mountain and Country Hiking, Bike Hire, Trekking,Ballooning, Rafting, Canoing. |

The shaded terrace to the front of the house has a dining table and chairs with views out to the surrounding charming fields and countryside. The field is used for sheep grazing . The garden is a luscious lawn garden with a private use above ground small pool. |

| Lovely recently renovated Cottage in a tranquil location. Set in 11 acres with its own private garden and wonderful views. Perfect for a peaceful holiday - away from it all - yet less than 15 minutes from the historic town of Caldarola with its local bars, restaurants and shops. The bustling market town of Sarnano is 15 minutes away by car and San Ginesio, one of the most talked about villages in Le Marche, is less than 20 minutes drive. There is fantastic walking in the area. The magical Lake Fiastra for swimming and various water sports and the Monti Sibillini 30 minutes drive from the Cottage. For those seeking the seaside, beautiful beaches of Civitanova Marche and Porto San Giorgio are within easy reach. The Cottage is approached by a gentle road through a small wood leading to a Cyprus tree lined drive. The Cottage sits in an open area together with the main property - both very secluded with their own parking area. |
