HOUSE LAYOUT You enter the kitchen dining room which is fully equipped with a table handy for children's meals. See contents. Leads into the sitting room with sofas, TV , French doors to loggia and dining area . One double bedroom and one twin bed room are both on this floor. Second Floor Accessed by outside staircase ( covered and just a few steps from the front door and loggia) Same layout as ground floor. Fully equipped kitchen with table and chairs. Vineyard - Olive Trees - Fruit Trees LOCAL AREA Nearest Village Loro Piceno - A perfect example of a medieval hill town enclosed with in its wall and ramparts the town has a restaurant, bars, market, two supermarkets, bakers . pizza take away, chemist and tabacconist. A few kms away the Abbadia di Fiastra is a wonderful place to stroll around the farmed grounds and in the shady woodland. The abbey is 12 th Century where there is a small community of monks and regular services. Within the grounds there are several lovely places to eat - outside under the stars to eat Pizza or Steak - classical Marche dishes served in a romantic restaurant built onto the side of the abbey. There is also an agriturismo serving excellent home produced dishes and La Baita a barbecue based food outlet in a forest clearing. Horses can be hired to walk around the grounds and electric bike hire is available. Several other medeival hill towns are a few kms drive - each has a good restaurant and characterful bars - wonderful places to enjoy a pre dinner prosecco in a medieval piazza with sensational views to admire. Macerata is 20 mins drive - An unforgettable evening out is to attend the open air opera season in July and early August. Enjoy a pre opera apertivo in one of the numerous sophisticated bars in this beautiful walled city. Adjourn after the show for a gelati and soak up the atmosphere. Surrounding Area The coast and the white beaches of the Adriatic are a 40 mins drive - closest beach is Civitanova Marche. The stunning coast line and beaches around Porto nuovo and the Conero coast are 1 hr away with a golf course, wine tasting tours, excellent seafood restaurants and designer outlet shopping. Babysitting, Taxis, chefs, wine tastings are all available and can be arranged through us. Skiing is available January to March approximately 45 mins drive. Christmas and new years are wonderful times to visit Italy for a purely Italian experience. Most especially spectacular on new years eve - it is the ideal position to watch the firework displays from every town in Le Marche. Close to shopping outlets. CASA VALLE Set in a peaceful valley location 2kms below a superb medieval hill town Loro Piceno in the Macerata Region of Le Marche. Casa Valle is a large, handsome fully restored farmhouse with a 12 X 6 private pool , spacious immaculate grounds , surrounded by sunflowers in summer with abundant fruit and olive trees Set in 15 acres of farmland belonging to the owners amoungst vines and old olive trees it enjoys a south facing position and commands lovely sweeping valley views . 1.7 km walk into the delightful walled hill town which has a regular market. The house is well planned with spacious, airy rooms, set out on two floors with two kitchens , balcony and dining terrace under a loggia looking out towards the pool and undulating fields. A perfect house for two families with teen age children .The first floor is accessed via a private staircase offering extra privacy . A pool house near the pool has WC and shower facilities. |

Two Loggias The loggia has table and chairs for covered outdoor dining, with full lighting. It provides splendid views across the valley. The Dining Area This informal dining area with table and chairs for up to 6 people forms part of the large kitchen/dining room. The Kitchen Area This fully equipped kitchen comes with all appliances including oven and hob, microwave, dishwasher, fridge-freezer and washing machine. Crockery, cutlery, glassware and kitchen equipment are all provided. The Living Room Comfortable seating is provided for 5 people. Facilities include satellite television, a CD/DVD/MP3 player with selection of DVDs, plus board games and books. Fully glazed double doors open onto a sheltered loggia with lighting, an outdoor table and seating. Bedroom One This bedroom has a king-size double bed, wardrobe with drawers, table, mirror, hair dryer, electric fan, 2 chairs and 2 bedside cabinets with lamps. Bedroom Two This bedroom has 2 single beds, wardrobe with drawers, chest of drawers, mirror, electric fan, 2 chairs, and 2 bedside cabinets with lamps. HOUSE MANAGEMENT - PAYMENT - BOOKING WITH ITALIAN IDYLL Utilities, Arrival and Departure Clean, Welcome Basket, Pool Cleaning, Gardening, Linen, All Towels, Basic Larder and Sundries, House Manager for Help in an Emergency, included. Weekly Management by House Manager Speaks Italian - Dutch - English - German Payments 1/3rd of Total Unless under Special Offer. Remainder due 9 weeks before arrival day. If booking within 9 weeks of arrival the total booking rate will be due. € 300.00 Security Deposit - Given to Owner No entry is allowed without the full security deposit. In the unlikely event of substantial damage or breakage occurring the tenant must notify the house managers immediately. There is a full house instruction booklet at the house - if required the agency will email you a copy prior to arrival along with driving directions. The house is strictly non smoking inside and in all but the designated areas. The security deposit can be withheld if guests smoke in areas not designated - including dropping butts. Pets allowed on prior agreement - but an extra cleaning charge of 50 euros will be charged . Mid stay cleaning- Extra cleaning on request. A restaurant guide can be ordered at time of booking - left in the house or sent by post £ 5.00 Local information at the house. Arrival after 3.30 pm - unless on prior arrangement.
