A fully restored traditional farmhouse in the hills an historic town Tolentino. It is a 10 minute drive from the town and lies midway between
the beautiful Adriatic coast and the Sibillini Mountains. The house is in a tranquil, private location in its own grounds with fine views across
rolling farmland with olive and fruit trees providing a natural boundary at the rear. It has been restored with all modern amenities whilst
retaining the traditional Marchigiani style. There is a large private swimming pool with sun beds and parasols. The large terrace sheltered by a
pergola is ideal for dining alfresco and is equipped with table seating up to 10 people.
A delightful restored farmhouse ideal for relaxing family holidays and smaller groups and couples .

SURROUNDING AREA / OWNERS NOTES
The house lies on the edge of the Sibillini National Park and has opportunities for walking, cycling, and horse riding. Nearby Lago Grazie has fishing. The Strada
de vino wine trail is on the doorstop and takes you to the source of the renowned Vernaccia wine of Serrapetrona.
Macerata 10 minutes away boasts an open air Opera Festival each summer mid July to August. Urbs Salvia (Urbisaglia) just a short 5km away has 1st century
Roman remains and is an important archaeological site with an amphitheatre. The historical renaissance capital of Urbino is a little over an hour away and Assisi
just over the border in Umbria is a 2 hour journey.
The beaches of Civitanova Marche are within a 30 minute drive and give a wealth of fish restaurants and bars. The coast provides tourist facilities, where you can
practise water sports such as sailing, windsurfing, kite surfing, or just relax and enjoy the sun. The coast has a number of interesting resorts within easy reach
from the cliffs and coves of the Conero peninsula in the north to the palm strewn beaches of S. Benedetto del Tronto in the south.
The nearest Airport is Ancona and is less than an hours drive to the house. Alternative airports are Pescara (1.5 hours); Bologna (3 hours); Rimini/ Forli (2 hours)
and Rome (3 hours). All 5 airports are served by low cost airlines Ryanair and Easyjet and all have car hire services. Civitanova provides access to main rail links
should you wish to travel further afield and the port of Ancona has ferries to Greece and Croatia.
Tolentino is 10 minutes by car. Civitanova 30 minutes by car. Sibillini mountains 30 minutes by car. Bologna 2 hours. Rome 3 hours.
Tolentino has a number of restaurants, supermarkets, banks and a wide range of shops as well as a weekly market.

Marche has a plethora of perfectly preserved, living, breathing Medieval hill towns perched on hills
amid a picturesque patchwork of fields and woods. Many of these gems contain collections of
history, art and unexpected treasures. Each has its own traditions, character and unique sense of
itself. The people of these wonderful places love nothing more than celebrating where they live and
what they produce on village feastdays and saints’ days in glorious party of dancing, music and food
called the Sagra: everyone is welcome!
Ancona- The regional capital steeped in history from Ancient Greece onwards, historic port
town(with restaurants) and ferry terminal. Weekly markets, concerts in piazzas throughout the
Macerata – Medieval, university city holding an annual spectacular Open Air Opera Season in
July/August. Lively designer outlet market on cobbled streets every Wednesday. Museum of Modern
Fermo – Charming, medieval walled city with ancient Duomo at the top. Weekly markets in the
cobbled Piazza Centrale and evening antique market throughout August.
Ascoli Piceno – The Travertine City with spectacular piazzas, Duomo, ancient defensive towers,
churches and Museum of Pre-Roman Life. Weekly market and frequent Food Festivals.
Urbino – The Cradle of the Renaissance and an absolute gem of a city. World Heritage Site with
amazing Palazzo Ducale and stunning Museum of Art of global renown. Weekly markets.
Frassasi Caves - Discovered in the 50's - largest caves in Europe.
Tolentino ancient gated town is crammed with astonishing churches and tombs .All the cities have a
huge choice of places to eat and drink or enjoy a coffee in the medieval piazza .
Amadola- The Gateway to The Sibillinis. Weekly markets on Wednesday and some Sundays.
Fano- renowned for its famous, stylish beaches. Exciting weekly markets.
Frassassi Caves- Only discovered in the 1970s- one of the largest, awe-inspiring and spectacular cave
systems in Europe.
Jesi- Monumental birthplace of Emperor Federico II. Regional Enoteca for fans of Verdicchio wines.
Loreto- Pilgrimage centre due to splendid Basilica della Casa Santa and its famed sculptures.
Offida- The wine capital of Southern Marche with its Enoteca. Well known as a centre for ancient
craft of lace making. Weekly markets.
Monte San Martino- A jewel of a hilltown with a stunning collection of late gothic painting by the
Crivelli brothers still hanging in its church.
San Ginesio- The Balcony of the Sibillinis with breathtaking views from its medieval walls. Medieval
Festival in August with re-enactments in the cobbled streets. Weekly market.
San Severino- The oval, porticoed Piazza del Popolo is the heart of this stylish town. Once a week is a
bustling market and the annual San Severino Jazz Festival.
Sarnano- The charming entry point into the Sibillini National Park and its staggering mountains and
endless walks. Weekly local produce market on Thursdays. Medieval festival during August.
Servigliano- A baroque, gem of a mini town designed and built for Pope Clement XI. Medieval
festivals and concerts throughout August. Twice monthly markets on Mondays.
Urbsaglia- This medieval town overlooks the preserved ruins of its Roman predecessor complete
with theatre, amphitheatre and collection of mosaics. Fascinating Museum. Below is the Abbey of
Fiastra, a lovely Romanesque church set in a nature reserve.

Golf course, wine tasting tours, excellent seafood restaurants and designer outlet shopping.
Babysitting, Taxis, chefs, wine tastings are all available and can be arranged through Italian Idyll
Skiing is available January to March approximately 2 hour drive.
Christmas and new years are wonderful times to visit Italy for a purely Italian experience.
Most especially spectacular on new years eve - it is the ideal position to watch the firework displays from the surrounding hill towns.
In summer there are endless sagras - the Italian Festa - held in each hill town with a different theme traditionally connected to the harvest but now anything can
happen. Many towns hold annual spectacular events to commemorate a battle in medieval times between each faction of the town.
A Festa involves street food, wine and beer for sale, art and crafts on sal, live music often with dancing held in the medieval piazza late into the night.
Popular with children and adults alike partying under the stars in a relaxed and extremely fun atmosphere.

No entry is allowed if the guest has not submitted the booking form to the agent or owner having given the contact details as requested on the form.
In the unlikely event of substantial damage or breakage occurring the tenant must notify the house managers immediately.

The owner or agent will email you a copy prior to arrival along with driving directions.
The house is strictly non smoking inside and in all but the designated areas.
The security deposit can be withheld if guests smoke in areas not designated - including dropping butts.
Pets allowed only by prior agreement and at the disgression of the owner - an extra cleaning charge of minimum 50 euros will be charged .
