Seats 10 on 2 sofas and arm chair at one end, 10 seater formal oak dining table at other end.
7 windows with views on three aspects.

Light filled 38 foot day room with arched French doors leading out to pool and garden. 6 triple aspect windows.
Plenty of comfortable sofas with elegant antique furniture.
Sitting room / Bedroom 5 Double Sofa Bed plus other comfortable sofas, each area seating 8,
TV/DVD player and DVDs, games, books and Jigsaws.

Bedroom 1 has double bed and French windows over looking the garden with en suite
Bedroom 2 with double bed, views of woods and wild flowers with en suite
Bedroom 3 has extra large double bed, Woodland view with en suite

Cleaning/Towels/Linen/Maid service: Dedicated House manager Silvia lives locally.
Towels for pool and bathroom, bed linen are included in the price.
They are changed weekly, more frequently at extra charge. The house cleaned on changeover day (Saturday)

LOCAL AREA
Located between two Medieval hill town both  enclosed with in ancient wall and ramparts the towns have own restaurants, bars, markets, small supermarkets,
bakers, pizza take away, chemist and tabacconists.
25 few kms away the Abbadia di Fiastra is a wonderful place to stroll around the farmed grounds and in the shady woodland - tour the roman ruins - enjoy lunch
in the abbey grounds. Horse and Bike hire available

Several other Medieval hill towns are a few kms drive
Several  Good restaurants serving the delicious rustic dishes typical of the region and characterful bars = wonderful places to enjoy a pre dinner prosecco in a
Medieval piazza with sensational views to admire.
Macerata is 40 mins drive - An unforgettable  evening out is to attend the open air opera season in July and early August.
Enjoy a pre opera apertivo in one of the numerous sophisticated bars in this beautiful walled city.
Adjourn after the show for a gelati and soak up the atmosphere.
Larger historic hill towns have weekly markets , larger shops, restaurants , bars and fascinating architecture.
The hill towns are places that are fully inhabited and offer visitors an opportunity to observe every day living in an Italian hill town community.
The area teams with fascinating places to visit and explore from unique priceless art works to the tiny ancient courtyards , narrow cobbled streets , old wooden
doors with vast locks and keys. From a tiny fresco to the most extraordinary Duomo Le Marche is a feast for the senses and retains its true Italian authenticity.


SURROUNDING AREA
The coast and the white beaches of the Adriatic are a 50 mins drive - closest beach is Porto San Giorgio.
The stunning coast line and beaches around Porto nuovo and the Conero coast are 1 hr away with a golf course, wine tasting tours, excellent seafood restaurants
and designer outlet shopping.
Babysitting, Taxis, chefs, wine tastings are all available and can be arranged through us.
Skiing is available January to March approximately 45 mins drive.
The area has countless trekking and walking opportunities both in the local area and in the Sibillini mountains.
Christmas and new years are wonderful times to visit Italy for a purely Italian experience.
Most especially spectacular on new years eve - it is the ideal position to watch the firework displays from every town in Le Marche.

MANAGEMENT - PAYMENT - BOOKING
Utilities, Arrival and Departure Clean, Welcome Basket, Pool Cleaning, Gardening, Linen, All Towels, Basic Larder and Sundries, House Manager for Help in an Emergency, included.
Payments
30% of Total Payable on Booking for 1 or 2  week stay.
20% for 3 week Stay.
Remainder due 9 weeks before arrival day.
If booking within 9 weeks of arrival the total booking rate will be due.
£ 300.00 Security Deposit is requested before 2 weeks of arrival - by bank transfer to the owner.
The payee is responsible to pay this within time, to notify the agency when done and t provide bank details to ensure its prompt return. No entry is allowed without the full security deposit.
In the unlikely event of substantial damage or breakage occurring the tenant must notify the house managers immediately.
There is a full house instruction booklet at the house -
if required the agency will email you a copy prior to arrival along with driving directions.
The house is strictly non smoking inside.
Pets allowed on prior agreement - but an extra cleaning charge of 50 €uros will be charged .
Mid stay cleaning- Extra cleaning n request.
A restaurant guide will be left at the house - along with local information.
Arrival Strictly after 4.00 pm - unless on prior arrangement.
Departure is strictly before 10.00 am.
