The utility room/boiler room/ has a washing machine and a tumble dryer.

Separate boiler on top floor to ensure plenty of hot water at all levels.

On the west side of the house there is a large west facing veranda with door into the house.
The 11x 5 private pool has in built steps , a paved terrace and is fenced . The depth runs from shallow to a deep end over 6 ft - Suitable for Shallow diving.
A safety ridge runs along the whole of the pool.
There are plenty of sun loungers and umbrellas on the pool terrace.
A Large attractive terrace in front of the house complete with garden furniture suitable for outdoor living includes a Barbecue area.
There are several quiet corners in the grounds for peaceful relaxation with Hammocks or seats beneath Oak trees.

Ancona- The regional capital steeped in history from Ancient Greece onwards, historic port town(with restaurants) and ferry terminal. Weekly markets, concerts in piazzas throughout the

Macerata – Medieval, university city holding an annual spectacular Open Air Opera Season in July/August. Lively designer outlet market on cobbled streets every Wednesday. Museum of

Frasassi Caves- Only discovered in the 1970s- one of the largest, awe-inspiring and spectacular cave systems in Europe.

Loreto- Pilgrimage centre due to splendid Basilica della Casa Santa and its famed sculptures.

Offida- The wine capital of Southern Marche with its Enoteca. Well known as a centre for ancient craft of lace making. Weekly markets.

Monte San Martino- A jewel of a hill town with a stunning collection of late gothic painting by the Crivelli brothers still hanging in its church.

San Ginesio- The Balcony of the Sibillinis with breathtaking views from its medieval walls. Medieval Festival in August with re-enactments in the cobbled streets. Weekly market.

San Severino- The oval, porticoed Piazza del Popolo is the heart of this stylish town. Once a week is a bustling market and the annual San Severino Jazz Festival.

Sarnano- The charming entry point into the Sibillini National Park and its staggering mountains and endless walks. Weekly local produce market on Thursdays. Medieval festival during

Servigliano- A baroque, gem of a mini town designed and built for Pope Clement XI. Medieval festivals and concerts throughout August. Twice monthly markets on Mondays.

Urbsaglia- This medieval town overlooks the preserved ruins of its Roman predecessor complete with theatre, amphitheatre and collection of mosaics. Fascinating Museum. Below is the
Abbey of Fiastra, a lovely Romanesque church set in a nature reserve.

The Mountains

50 minutes drive away, located at Conero, south of Ancona. Golf is available at Conero, about 50 minutes drive. The course is challenging and a par 71 and has the most spectacular scenery overlooking the
Adriatic from high on the cliffs.
Within 30 minutes drive Skiing is available on the Sibillini Mountains at Sassotetto. Full and half day passes, ski and board hire, also tuition are all available at very affordable prices.
Special interest holidays
The villa has a completely private location and stands on its own 1.5 hectares surrounded by a securely fenced grassland block of 50 hectares grazed by sheep which produce the famous Pecorino Cheese.
Nearest international Airport is Ancona 1 hour's drive. Other airports within striking distance are Pescara 1.75 hours. Rimini 1.75 hours. Perugia 1.75 hours. Rome 2.5 hours. Car hire is essential and available at
all airports. For those intending to drive out, it is a 20 hour drive from continental channel ports.
Nearest village, Camporotondo is 1km. Nearest town, Tolentino is 8km. Other places of interest are the historic villages of San Ginesio 6km and Sarnarno 12km. The village of Calderola with it's castles 5km.
Macerata is the area's main city 30km, the historic University town of Camerino 25km.
Further details
The famous Sibillini Mountains National Park is closeby. There are many hilltop towns and villages nearby with shops and restaurants. There is a very convenient hypermarket on the outskirts of Tolentino,
about 15 minutes drive away, where almost anything can be bought.

The Adriatic Coast is only 40 minutes drive away and 20 minutes drive can take you to the top of the Mountains famous for beautiful wild flowers in the growing season and with spectacular views; perfect for
walking and picnicking (and for the skiing in Winter).

Piano Grande, one of several high mountain plateaux is one of Italy's natural wonders. The mountain scenery is simply breath-taking. There are several Gorges in the mountains which provide fantastic walks.
Several lakes in the vicinity offer fishing and boating.
Sarnano, one of the most famous of medieval hilltop towns is nearby and has a spar. Macerata (30mins drive) is famous for open air theatre; the Steristerio Arena has a very popular summer opera season. There is
a wealth of artistic interest both Architectural and in Paintings which abound in many of the local churches.
There is walking, biking, horse riding, para gliding, even hot air ballooning available in the area, but most of all there is unspoilt and tourist unknown Italy to discover.
In winter, Sassotetto near the summit of the Sibillinis has a small ski resort with a variety of runs and lifts. It is accessible by car, 30 mins, very reasonable and will suit skiers with varying abilities.

The payee is responsible to pay this within time, to notify the agency when done and t provide bank details to ensure its prompt return.
No entry is allowed without the full security deposit.
In the unlikely event of substantial damage or breakage occurring the tenant must notify the house managers immediately.
There is a full house instruction booklet at the house -
if required the agency will email you a copy prior to arrival along with driving directions.
The house is strictly non smoking inside.
Pets allowed on prior agreement - but an extra cleaning charge of 50 €uros will be charged .
Mid stay cleaning- Extra cleaning n request.
A restaurant guide will be left at the house - along with local information.
Arrival Strictly after 4.00 pm - unless on prior arrangement.
Departure is strictly before 10.00 am.

A beautifully restored sophisticated Italian Farmhouse on a sloping hillside with  fine old oaks trees offering  commanding views over the beautiful rural Le
Marche countryside with a backdrop of the magnificent Sibillini Mountains. Originally a working farmhouse it has been sympathetically renovated to a high
standard. There are 6 bedrooms, 5 bathrooms  4 en-suite, the 5th bathroom shared by the remaining 2 bedrooms. In addition there is a separate cottage with a small
self contained cottage attached to the house with a private entrance. The cottage is for exclusive use of the guests renting the main house.  The pool with terrace
has wonderful expansive views of the beautiful rural countryside and the mountains and there are several terraced areas for outside living. Set in its own grounds
of 1.5 hectares, the villa has a completely private location yet is within a few minutes of the local village and the spectacular Sibillini Mountains National Park is on
the doorstep
. The house can sleep up to 16 people but can very comfortably be adapted to accommodate up to 8 people by closing the top floor. The cottage is never rented out separately
to the house only as an additional accommodation for a group. However off season the cottage provides cosy accommodation for a couple who can take it and have exclusive use of the
grounds. The accomodation is flexible and therefore perfect for a group of 3 families with children.
