Casa Olivia in Mid Le Marche, Italy is a beautifully presented holiday house with a private pool terrace and extensive grounds, panoramic views and  
accommodation for up to 16 people.It is located within the central to southern area of Le Marche which is held to be the most beautiful and sought after in the
region. With astonishing views of the mountains from the house and pool terrace,The house is located just below the beautiful medieval town Monte San
Martino which it is possible to walk to from the house. From its elevated position the house enjoys wonderful far reaching by.
Casa Olivia is perfectly designed for larger groups holidaying together who are looking for a little privacy and time alone, the guest cottages all have separate
entrances and kitchens for rustling up breakfasts, making coffee and childrens meals. The beautiful local hill town is walking distance up hill and once reached
rewards you with impeccably preserved medieval architecture, a main piazza with a bar centrale and a restaurant serving excellent regional dishes eating under
the portico overlooking the piazza or just enjoying a good coffee is a special experience and one you can do every day while staying at Casa Olivia. There is a
tennis court which can be hired along with tennis rackets  and a small park with a cafe which is a draw teenagers who can play a games.  There are bikes
available for more exploration or village trips. Casa Olivia is a perfect venie for a group holiday with its wonderful private location nestled below the hill town
and hours or less to the coast.
Layout and House Details:
The main house : entrance hall leads off into the dining room with a table, chairs and open fire which in turn leads to the kitchen  which is
supplied with all modern conveniences including a dish washer, fridge, freezer gas hob and electric oven.
A dining room with large open fire leads from the kitchen and from the entrance hall. A large panoramic balcony provides a wonderful eating
terrace leading from the reception room and the kitchen .which is supplied with all modern conveniences including a dish washer, fridge,
freezer gas hob and electric oven.   A table and chairs with shade are provided.
A sitting room  with TV, DVD, CD,also leads out on to the terrace .
There are 2 double bedrooms and one twin bedded room all with high quality shower rooms, with WCs, bidets and sinks with marble
surround and chrome taps.
The double bedroom has a private shower room with sink, bidet and WC.
The house is furnished with good quality Italian country furniture , the floors are terracotta, the ceilings beamed and high.
The cottage apartments:

The other bedrooms are self contained  cottages converted from out-houses. Each has a small kitchen area, sitting area , TV, shower room and
large, antique comfortable beds, large wooden wardrobes and Italian country furniture.
Cottage One is designed for a family with two bedrooms, one with a double bed  one with singles.
Each bedroom is self contained therefore offering extra privacy and tranquility. There are three separate bedrooms sleeping 2 couples in each
two with a single bed available also.
The third is slightly apart from the house towards the pool area.
The bedroom apartment directly below the house is a converted cantina has a double sofa bed in stead of a bed and private bathroom faculties.
Although they have private entrances the apartments are all either attached to or close to the main house. All have gorgeous views.
The first apartment would be suitable for the eldery or infirm
A stable block has been converted into a atmospheric dining room with a large dining table availalbe and plnety of seating for large numbers.
there is an open fire place and a seperate seating room with sofas . The cloakroom with C,s and double sinks. A kitchen with oven, hob, fridge
sink .

OUTSIDE
As well as having a well provided kitchen in the main house with a dining terrace leading from it there is another semi industrial kitchen and huge dining room with an
open fire which was used for harvest dinners in the winter. This room is perfect for when larger parties rent the house  and wish to dine in this atmospheric
ex-cantina.
The house and grounds are spacious and beautifully finished full of character and extremely comfortable and charming. The quiet, elevated location providing a perfect
Italian haven the bells of the hill top town wafting down the valley, the sun setting behind the distant mountains and close enough to the village to nip up for a coffee in the
piazza in the morning sunshine.

POOL
The property consists of a main house with ensuite accommodation for 6 people and three seperate bedroom apartments providing stylish and comfortable ensuite
accommodation for 6 to 8 extra people.
The pool is situated above the house and is generously proportioned as its the sun terrace surrounding it.
The pool is 12 x 6 m with a shallow and deep end and roman teps.the terrace is fenced and can be made totally secure if necessary for young children.There is a pool house
with a barbecue and showers/wc and plenty of shade and sun furniture provided. From the pool terrace there are magnificent views of mountains ,hill towns and glorious
unspoilt Italian countryside.Bikes are also available with the house.  .The house is set in spacious well tended grounds, gravelled paths with railings and olive trees in
abundance.
The village a 15 minute walk has a small mini market, bakers, chemist, bank with ATM, bar and restaurant in the piazza, two other bars serving gelati and superb coffee.
Tennis court , art gallery several churches one with priceless art treasures which can be viewed with an English speaking guide.There are numerous beautiful hill towns
within a few miles and alot of local restaurants serving delicious local dishes. We provide a restaurant guide in the houseThe coast is 1 hour drive - safe sandy beaches, clean
beach award beaches with sunbed hire, restaurants and bars galore and an abundance of activities for children.


LOCAL AREA
Nearest Village

The medieval village is a stunning , unspoilt example of a walledmedieval hill town. A beautifully preserved and fully inhabited
village with some priceless art treasures in one of the 4 churches .The house is A 20 - 25 minute walk up into the piazza - there is a small ,
well stocked mini mart which sells meat, vegetable, sundries,wine etc. There is a chemist very close by. A bank with an ATM
which accepts visa and foreign cards is almost opposite.There are 3 bars and one excellent restaurant below the bar
centrale in the beautiful, open piazza.In summer make sure you enjoy a candlelit dinner under theportico of the bar overlooking this wonderful
piazza.The food is typically Marche and absolutely delicious -accompanied by one of the many superb Marche wines.

Tennis players can hire the court in the village which possibly hasthe most dramatic view of any tennis court in the world.
Not far away - 15 minutes drive takes you to several lovely hilltowns all with excellent restaurants, sophisticated bars or very
typical Italian day to day bars, gorgeous architecture, resplendentviews, markets, shops, festas and concerts.
The coast is no more than 1hr  drive with clean white beaches, night life, cafe life and countless fish restaurants.

SURROUNDING AREA
The coast and the white beaches of the Adriatic are a 40 mins drive - closest beach is Porto San Giorgio,
The stunning coast line and beaches around Porto nuovo and the Conero coast are just over  1 hr away with a golf course, wine tasting tours,
excellent seafood restaurants and designer outlet shopping.
Babysitting, Taxis, chefs, wine tastings are all available and can be arranged through us.
Skiing is available January to March approximately 45 mins drive.
Christmas and new years are wonderful times to visit Italy for a purely Italian experience.
Most especially spectacular on new years eve - it is the ideal position to watch the firework displays from every town in Le Marche.

prosecco in a Medieval piazza with sensational views to admire.
Macerata is 40 mins drive - An unforgettable  evening out is to attend the open air opera season in July and early August.
Enjoy a pre opera apertivo in one of the numerous sophisticated bars in this beautiful walled city.
Adjourn after the show for a gelati and soak up the atmosphere.
Larger historic hill towns have weekly markets , larger shops, restaurants , bars and fascinating architecture.
The hill towns are places that are fully inhabited and offer visitors an opportunity to observe every day living in an Italian hill town community.
The area teams with fascinating places to visit and explore from unique priceless art works to the tiny ancient courtyards , narrow cobbled streets ,
old wooden doors with vast locks and keys. From a tiny fresco to the most extraordinary Duomo Le Marche is a feast for the senses and retains its
true Italian authenticity.

If booking within 9 weeks of arrival the total booking rate will be due.
€ 300.00 Security Deposit - Given to Owner
No entry is allowed without the full security deposit.
In the unlikely event of substantial damage or breakage occurring the tenant must notify the house managers immediately.
There is a full house instruction booklet at the house -
if required the agency will email you a copy prior to arrival along with driving directions.
The house is strictly non smoking inside and in all but the designated areas.
The security deposit can be withheld if guests smoke in areas not designated - including dropping butts.
Pets allowed on prior agreement - but an extra cleaning charge of 50 euros will be charged .
Mid stay cleaning- Extra cleaning on request.
A restaurant guide can be ordered at time of booking - left in the house or sent by post £ 5.00  Local information at the house.
Arrival  after 3.30 pm - unless on prior arrangement.
Departure is strictly before 10.00 am.
