Newly renovated spacious beautifully presented  farmhouse with loads of space and stylish  interiors. 6 bedrooms - 4 En suite with top quality shower and
baths .  Newly installed 10 x 5  pool , 20 hectares of land including an ancient olive grove 15 minutes from San Benedetto 5 minutes drive into a medieval
hill town. Casa Castagna is perfect for groups of 12 - 14 people, each bedroom is individually furnished and stylish understated luxury. The kitchen is well
equipped and ideal for those keen cooks out there. An extra long loggia has a vast wooden table  and wonderful views towards and of Monte Rubbiano a
charming and perfectly preserved hill town a few kms away.
The new pool has roman steps and a " swim up bar " area with pool bar stools for a bit of added quirkiness.
The garden newly landscape in 2013 is generously planted with mature walnut trees providing shade , fruit trees , olive trees and beds of lavender and
rosemary. The back garden is designed to be a formal Italian garden with box hedges providing symmetry divided by gravel paths .
The architect designed the house to run smoothly , to provide 6 spacious independent bedrooms, 5 doubles one a twin bedroom with two bunk beds also.
Four bedrooms have a private bathroom or shower room and two bedrooms share a spacious bathroom and shower room. The bathrooms have had no
expense spared, the taps, tiles and fittings are all top designed quality , spacious walk- in shower, claw foot bath and free standing baths.
The decor is Provence Farmhouse style , calming, stylish , luxuriant but understated , farmhouse style rather than a marbleised villa private but still
conveniently close to shops and amenities. The local village is walking distance .

30% of Total Payable on Booking for 1 week stay.
25% on Booking for 2 week Stay
20% for 3 week Stay.

If booking within 9 weeks of arrival the total booking rate will be due.
£ 500.00 Security Deposit is requested before 2 weeks of arrival - by bank transfer
The payee is responsible to pay this within time, to notify the agency when done and t provide bank details to ensure its prompt return. No entry is allowed without the full security deposit.
In the unlikely event of substantial damage or breakage occurring the tenant must notify the house managers immediately.
There is a full house instruction booklet at the house -
if required the agency will email you a copy prior to arrival along with driving directions.
The house is strictly non smoking inside and in all but the designated areas.
The security deposit can be withheld if guests smoke in areas not designated - including dropping butts.
Pets allowed on prior agreement - but an extra cleaning charge of 50 euros will be charged .
Mid stay cleaning- Extra cleaning on request.
A restaurant guide will be left at the house - along with local information.
Arrival  after 3.30 pm - unless on prior arrangement.
Departure is strictly before 10.00 am.

Changeover Day - Arrival - Departure
On entering the front door you enter the spacious hall way with the staircase running up to the 1st  floor. You enter a second hall space with a double
bedroom to the left with a 4 poster bed, door to back terrace and a private bathroom with bath, walk in shower hand basin and WC.
To the right in the inner hall is a cloakroom with a fashioned stone hand basin and WC.
You enter the sitting room - reception room with a large open fireplace, sofas flanking it a coffee table, writing table and several ornate chairs and a
Door lead to the back terrace and Italian garden.
Through to the Games room with a table for back gammon and other games provided and a table football.
The kitchen has a marble topped large island with a " breakfast bar" and coffee bar seats.
A large gas French stove type oven, copper hand basin , open wood burning fireplace, several built in cupboards double hand basin, dishwasher,
American style fridge freezer with ice maker.
A utility room is to the back of the kitchen.
There is a large table and several chairs .
Doors lead to both side and back terrace with the loggia.
The closest Hilltown is  only 3 kms away. Both beautiful medieval  hill towns steeped in history , perfectly preserved lively living villages.
Bars, shops, churches, banks, chemists, restaurants.
Santa Vittoria 5 kms similar medievals hill town with stunning architecture and perfectly preserved.
These towns have regular markets and some excellent restaurants. Each has a calender of events and fiestas throughout the year.
With regular markets, very good shops, supermarket, award winning wine maker.
The beach is an easy drive - the closest beach is Pedaso - A sandy long beach with a good choice of places to enjoy freshly caught fish dishes
where children are caterd for and very welcome.

There are many fabulous fish and meat restaurants close to the house and recommendations will happily be provided by the owner, if requested. The
house is only 15 minutes drive from the recently voted "best pizza restaurant in the world"!. Many of the local villages have fresh fruit and vegetable
markets during the week. The house is also close to some excellent shopping, most notably the factory outlet of Todds and Prada.

Over 3 acres, largely untended but in progress. Formal Italian gardens now planted as is lit path to pool. Pool is 10x5 metres and has an extra area
to one side where there is a swim up bar. From here, it is possible to sit on one of the 4 submerged bar stools and enjoy the stunning view whilst
sipping a cold drink. Electric socket and wifi is connected at the pool. Fruit trees will provide plentiful pickings in the autumn months and it is
also possible to participate with the olive harvest, if desired.
